Because a real estate project is more than just the asking price
As a real estate broker with RE/MAX Élite, my role goes far beyond property visits. Buying real estate is an important decision, often filled with emotions and financial considerations. And while the asking price naturally draws attention, it does not always reflect all the costs that may need to be anticipated.
When visiting a property, whether for a residential, commercial, or agricultural project, it is easy to picture yourself there and fall under its charm. However, behind the appearance, certain less visible realities can go unnoticed without the right guidance, such as:
-
a significant increase in municipal taxes to anticipate
-
major nearby construction work that could create disturbances or operational constraints
-
a roof nearing the end of its lifespan
-
visible or hidden cracks in the foundation
-
a drainage system, such as a French drain, nearing the end of its service life
-
outdated or non-compliant electrical systems
-
renovations completed without permits
-
the absence of required tests, such as water, pyrite, or soil tests, depending on the type of property
-
abnormally high energy costs
Through a complete analysis of the property, the neighbourhood, and the municipality, along with the pre-purchase inspection, I can help identify these issues and use them as negotiation levers, such as a price adjustment, renovation credit, or protective clauses.
Whether your project is residential, commercial, or agricultural, my goal is to guide you with transparency and care, so you can buy with confidence, at the right price, and with a clear understanding of the real and future costs.
